ABOUT MILQA
A property is about much more than square metres.
MILQA grew out of several worlds that had naturally been coming together for years.
For many years, I worked in finance and management — analysing budgets and risk, negotiating and leading complex processes in which a good decision rarely depended on a single piece of information.
At the same time, property has always been deeply personal to me. Buying, investing, creating interiors and eventually building my own home showed me how many decisions have to come together to create a place that works well, responds to the owner’s needs and preserves its value.
That is where the idea of MILQA began — a partner looking at property from the owner’s perspective.

Finance taught me to look at cost, risk, consequences and value over the longer term.
Property taught me that even the best budget is not enough if the space does not work, decisions are inconsistent or the owner loses sight of what mattered most at the beginning.
MILQA brings these two perspectives together.
Beauty. Function. Value.
I do not see them as three separate subjects.
A good property should bring all three together.
Aesthetics and space interested me long before MILQA existed.
In my own properties, I have always created the interior concepts myself — from functional layouts, materials and colour to details and the way a space should work in everyday life.
I do not see interiors as decoration added at the end.
A good interior starts with understanding the person who will live in it.
It may be beautiful, but if it does not fit the owner’s way of living, it is not a good solution.
It may be functional, but lack the character and quality that make someone genuinely want to be there.
That is why I look at space through three values:
Beauty. Function. Value.
Today, this approach is part of MILQA’s broader perspective on property — and a natural foundation for directions the brand may develop in the future.
In property, there is very rarely one solution that is right for everyone.
The same apartment may be an excellent purchase for one person and completely wrong for another.
The same refurbishment may make sense in one project and be an unnecessary cost in another.
That is why I do not start with a ready-made answer.
I start by understanding the owner.
Their situation. Priorities. Lifestyle. Budget. What they want to achieve — and what they do not want to lose along the way.
A property usually brings many people into the process.
Agent. Architect. Designer. Contractor. Lawyer. Tax adviser. Technical specialist.
Each is responsible for their own part and looks through the lens of their own expertise.
MILQA was created so that someone also looks at the whole from one more perspective:
the owner’s.
Not to replace the experts.
But to help connect their knowledge, interests and recommendations into a decision that makes sense for you.
If we are to advise the owner, our recommendation cannot depend on who wants to sell a particular property, service or solution.
That is why MILQA does not base decisions on hidden commissions.
If compensation from a third party appears in a process, its terms must be transparent.
I want the client to always know whose side I am on.
Theirs.
MILQA was not created as a mass-market brand.
Its value is meant to come from attention, personal involvement and understanding the client’s context — not only their current project.
That is why the number of concurrent relationships remains limited, so that quality, availability and the character of the relationship can be preserved.
The better I know the owner, the more value I can bring to future decisions.
That is why a relationship that can develop over time matters more to me than a single transaction.
Continuity that creates value
A property rarely ends at one moment.
After the purchase comes design. After design comes delivery. Later there are new decisions, changes, another property or the question of what to do with the current one.
If you start from zero with new people every time, you lose context.
MILQA can preserve continuity.
We know the earlier decisions. We understand the priorities. We know what mattered to you before.
That makes it possible to look beyond one transaction or one project.
Not a traditional real-estate agency.
Not a design studio.

A partner to the owner in important property decisions.
Sometimes that means finding and acquiring the right property. Sometimes one independent consultation. Sometimes a long-term PRIVATE relationship.
The scope may change.
The perspective remains the same — the owner’s.
MILQA did not come from theory.
It grew out of experience leading complex professional processes and making very real decisions around my own properties — their purchase, function, budget, finishing and interiors.
I have designed my own spaces for years. It taught me to look not only at what is aesthetically beautiful, but above all at the relationship between beauty, function, cost and the owner’s way of living.
I know how easily an owner can find themselves between experts who know their own part extremely well but do not always see the whole.
I also know how much difference one person can make when they can organise the information, ask the right question and look at a decision with distance.
That is the role I want to play through MILQA.
